Koniec dopłat z programu Rodzina na Swoim

Korzystający z dopłat do kredytu hipotecznego w programie Rodzina na Swoim przez 8 lat płacili niższe odsetki. Teraz muszą liczyć się z końcem pomocy ze strony państwa. Jeszcze w tym roku
ok. 30 tysięcy kredytobiorców zapłaci raty wyższe nawet o jedną trzecią.

Program ,,Rodzina na swoim” gwarantował kredytobiorcom dopłaty do odsetek przez pierwsze 8 lat spłaty kredytu. Dla tych, którym udało się uzyskać dofinansowanie, takie rozwiązanie było bardzo korzystne -można było zaoszczędzić nawet kilkadziesiąt tysięcy złotych.

Wzrost raty kredytu nawet o 35%

Według analityków rata może wzrosnąć nawet o jedną trzecią. Zakładając, że w 2009 r. pożyczyliśmy 300 tys. zł na 30 lat, zdążyliśmy skorzystać z pomocy państwa w formie dopłaty o kwotę ok. 40 tys. zł. Rata równa takiego kredytu przy dzisiejszych stawkach WIBOR i  to około średnio 1100 zł. Po zakończeniu dopłat wzrośnie do ok 1460 zł.

Czy można uciec przed podwyżką raty

Część kredytobiorców może ograniczyć wzrost rat, dokonując tak zwanego refinansowania, czyli powtórnego zaciągnięcia kredytu w innym banku, gdy skończy się wsparcie. Spowodowane to jest tym, że jeszcze kilka lat temu średnia marża wynosiła 2,8% (zdarzały się także i wyższe). Obecnie wynosi zaś 1.8 – 2 %. Aby nie odczuć za bardzo wzrostu raty, warto rozważyć zmianę banku na ten z lepszą ofertą. Przy okazji też, można wydłużyć okres spłaty co dodatkowo zmniejszy ratę. Czy te działania będą opłacalne? Wszystko zależy od indywidualnej sytuacji. Trzeba usiąść z przysłowiowym ołówkiem w ręku i dokładnie policzyć.

Z kredytów z dopłatami skorzystało ponad 190 tys. kredytobiorców. – “Rodzina na swoim” była najpopularniejsza w latach 2009 do 2012, kiedy z dofinansowania skorzystało ponad 170 tys. osób.

Szczyt podnoszenia rat w związku z końcem dopłat jest więc dopiero przed nami.
